The entrance outside is plain and easy to miss, but inside the rooms were cleaner and more comfortable than I expected. The air conditioning and water both worked well, staff tidied my room each morning, and there was a water dispenser. Free coffee and biscuits were set out every morning, too. The low price felt worth it. Cafes, restaurants, tour agencies, and attractions are nearby. I also felt safe here as a solo female traveler.

Reception runs from 8am to 5pm, and they contact you to ask when you'll arrive so they can arrange a late check-in. If you get there early and leave your bags, they'll let you know if your room is ready before check-in time. You can also pay 200B for early check-in if a room is available. I've stayed at Chiangmun Boutique seven or eight times since the owner of my favourite Chiang Mai hostel closed it. It's a family-run place in a fantastic old town location, and the value is incredible: for about the cost of a hostel bed in Bangkok, you get a whole room. The rooms are simple but have what you need, including modern furniture, a TV, mini fridge, and updated bathrooms. The small windows bring in natural light; they say there's no view, though some third-floor rooms look out over the area. Wifi has been insanely fast and strong in every room I've used. The family warmth really comes through. When I injured my leg and they saw my brace, they asked about it. On later bookings, they saved me a first-floor room so I wouldn't need to climb stairs, without my asking. Right outside are a self-serve laundromat, 7-eleven, Wat Chiangman, cafes, restaurants, and laundry shops. It's just a few minutes' walk to old town north road, and tuktuk drivers know Wat Chiangman when you need directions back.

The air conditioner smells strongly of mold and seems like it needs cleaning. Aside from that, everything was great: good location and price, clean room, good room cleaning, and free early check-in. It's fairly quiet, there's a cute mafia cat, and the refrigerator was amazingly silent.

I loved our stay. The bed was soft, the room clean and comfortable, and the air conditioning was the best I've had anywhere in Southeast Asia. The friendly staff greeted us every day and cleaned the room daily, bringing fresh towels, toiletries, and bottled water. There was also a water refill station and free coffee in the mornings. It's affordable and in a great location. Highly recommend!
