The staff give very good service, but the room feels a little small and doesn't suit families. There's an unpleasant smell in the restroom, and the air conditioner is quite noisy.

This place feels modern, with a big, empty entry hall, and the rooms are spacious, clean, and furnished practically. We paid 14€/night, which was very good value. The area is quiet and about a 10-minute walk from the city center, with shops, 7-11, coffee shops, and restaurants right next door. It's also one of the few places in Thailand with a water dispenser, which was great. Staff were friendly and helpful. They didn't speak English, but we managed with a translator app. The bathroom has ventilation holes covered by mosquito screen, and the bedroom window opening onto the veranda has a screen too. The shower is separate from the toilet, so it doesn't get the whole room wet. It had good pressure and got hot. The bed was comfortable, though the pillows were very heavy and dense, with an ergonomic shape that may not suit everyone. More universal pillows might be better. Room cleaning was offered, but we didn't ask for it. The mattress and pillows looked quite old, although everything smelled fresh and was comfortable; we had no problems, including no bedbugs. The big hallway echoes, and one night people were coming and going in the middle of the night. We could hear the electric door locks beeping and doors slamming. The hallway lock also seemed low on battery and beeped a lot whenever someone entered. We had noisy neighbors talking and laughing past midnight. The soundproofing seemed good generally, but we could still hear them, and it would've been great if staff had been there to enforce quiet hours. The TV didn't really work, and I couldn't get any channels.
Quite clean and comfortable, with very nice, responsive staff who give a family-like kind of service. Just tell them directly or call if you need anything. The front desk person may not be there when you arrive. There's no breakfast, but plenty of restaurants nearby, along with The Roast Chiang Rai Coffee next door, open from 7 am, and a 7-11 that's open 24 hours.
I wasted time booking here and trying to get a refund. There was nobody at the lobby, and when we called, no one answered. It felt like a scam.
Eik, the hotel manager, was fantastic, very helpful and kind, and speaks English perfectly. This family-run hotel is excellent value, too, and well located about 900 meters from the clock tawer. Highly recommended.
