Lumpini has been a good-value place to stay in Pattaya during low season, and the buildings are clean and organized. The path to the seaside is safe for pedestrians, and taxis are easy to get. I enjoyed the pool during my first month, and the hardworking cleaners deserve a special thanks. My two stays in Building E were disappointing, though. On the first, the condo didn’t match the photos. The second host switched my unit just 24 hours before check-in, gave no reason, and offered three places, all facing the noisy main road. Both rooms needed deep cleaning and maintenance. The kitchen plugs were badly placed, there was black mold around the sink, ants in the kitchen, and the laundry rack was rusty. I was told a previous guest had damaged the bathroom sink with cigarette butts. It’s made of hard plastic rather than the usual sink material. Neither room had bedside lamps. An important gym machine was broken when I checked in April and still broken when I moved in early June. The office said I couldn’t use the gym in another building. It was low season with very few guests, yet unlike at Seven Seas, I had to keep asking for things. Management lacked professionalism and oversight. I hope I won’t need another condo in Lumpini. Pay 3/4,000 Baht more and get a better one.

The frequent baht buses make the location pretty convenient, and Pu Pen Seafood is about a 15-minute walk away. It was so good that I ate there every day during my stay. This works well for short or long stays, especially for families with kids. There’s a mix of Thai and non-Thai residents, a nice pool, sauna and steam bath, and the facilities are clean and well maintained. The elevators are fast and efficient. My only complaint is the lack of toilet paper in every bathroom on the 6th floor. When I asked the janitor why, she just smiled and walked away, which seemed unusual in Thailand. The gym could use some improvement.

We felt right at home at Lumpini Park Beach. There’s lots to enjoy inside, from clean pools and a gym to places to relax, and the beach, shops, and restaurants are all close by.

It’s a big apartment building right by the beach. When I visited in November it was very quiet, and the area felt more laid-back than central Pattaya.

A lovely spot to stay in Jomtien. The place is clean, the amenities are spacious, and it’s right by the beach. The owner makes an effort to help you feel at home.
