Leith House

The bed and bathroom were good, and check-in instructions were clear. You ring the two bells and wait for someone to open the next door. They clean rooms daily between 10 and 2, and there's Netflix on the TV. Security seemed good, though losing your key comes with a charge. Uber and other delivery app orders can be collected as takeout. The lower-ground Wi-Fi was weak, so streaming was painfully slow. There's barely room to move beside the beds, no space to open a large suitcase, no storage or locker, and just three hangers. There's no kitchenette or microwave, and not many charging sockets, with no USB ports. The walls are thin. The basement felt stifling because the heater runs automatically through the night until 10 in the morning. A tip: open the small window for air, and avoid a room without one. Reception can't be reached after check-in. Also, the double bed is really small for two people.

Apart from the location, I can't see a reason to stay here. The service was lousy, and the room stayed freezing for three hours before it finally began to warm up.

The room was clean and cozy, the staff were helpful and friendly, and our two nights at Leith House were comfortable and met our expectations. The location is convenient too, so we would recommend it. Our check-in was at midnight and came with an extra £10 charge. Having a flexible arrival time was useful, but that fee felt a bit steep.

Even with a great location, I wouldn't risk staying here again. You can hear absolutely everything the neighbors do, at any hour, and the lack of sound insulation made sleep impossible. Maybe it depends on who else is staying, but after long days exploring Edinburgh, I wouldn't recommend coming here to rest.
