Downtown is the big draw here. Festivals, food, nightlife, the riverfront, and other events are right outside, and it feels safe. I’ve also met some really good neighbors, and the community is solid. If you like Columbus and city energy, the location is hard to beat. Crowds, noise, or a random 5K closing the street may bother you, though. I live at LC River South, especially enjoying the Annex. The maintenance crew is great, most of the office staff are good, and the property manager is responsive, communicates clearly, and follows through. It’s a huge property, so small things sometimes get missed, but they usually listen and fix issues quickly when you raise them. The two persistent frustrations are the elevators and electricity. Elevators break down more often than anyone would like, and repairs can take a long time. Electric bills are brutal, sometimes $300 or more, with little transparency and no real way to dispute them. The property uses Nationwide Energy Partners, a third-party utility company founded by the same person as Lifestyle Communities. They buy power and resell it to residents under Ohio’s submetering rules, which feels like a loophole. Rent is reasonable, but electricity costs are the worst part of living here, so budget for it like a car payment.

I’ve had an awful time in the Beatty building over roughly nine months, from July 2025 to February 2026. Last week’s burst pipe prompted me to finally write this. Residents on floors 7 and below had extensive damage to belongings and property, though it affected only one side of the building and my unit was spared. Someone on the seventh floor told me the complex wasn’t paying for their losses and was only moving them to the Annex. Given my experience, I doubt they changed the rent or offered accommodations. I have some photos of water damage available and plan to upload my emails soon. Other problems keep piling up. The closet shelves have pulled away from the drywall twice, and the recycling bins are always overflowing and smell bad. The elevator has also been out for weeks at a time, around three times during my lease. I asked when repairs would happen, but nothing came of it until much later. Snow is another serious issue. They never clear it properly outside. About three days after one snowfall, everything was still covered, so I had to call the city. It’s a real liability, and I can’t believe nobody has been hurt. I emailed management and got no useful response. There was also refrigerant leaking into my apartment from the HVAC. I was throwing up that day and emailed them after they told me there was a leak. Nobody offered accommodations, and soon afterward I was told it was safe despite my physical reaction. Even maintenance told me to air out the apartment, but the windows don’t open, so how was I supposed to do that? For what I pay for these supposed luxury apartments, this is unacceptable. It’s the worst housing situation I’ve had. Don’t sign a lease here, and if you do, read the fine print.

I came for the beautiful apartment, but the staff are why I’ve stayed for about three years. The leasing agents feel like friends and family, and they really look out for your well-being. It’s a safe, fun place downtown, with a caring community and exceptional leasing staff. I love living at LC RiverSouth.

The location is convenient, and having parking in the building is a big plus. My apartment layout works perfectly for me, the gym is well kept, and the clean community spaces are comfortable places to relax or get some work done. I’ve lived at LC Riversouth for about a year and have had a really positive experience. A few things weren’t in great shape when I moved in, but management listened to my concerns and quickly sorted them out. Their responsiveness made it clear they care about residents. I’m glad I chose this place and would recommend it.
