We couldn't stay a second night, and breakfast, which was meant to be served at 9 a.m., wasn't available when we went downstairs at 8:30. When we called to explain, the innkeeper offered another room, but we declined. He wouldn't refund the unused second night, so we paid for a stay we couldn't reasonably continue and had no recourse. I wouldn't recommend the place. Getting settled had already felt unwelcoming. No one greeted us when we arrived, and we were given a door code and instructions for finding the room key. The innkeeper was supposed to arrive at 6 p.m. but never showed. We got no welcome or tour. The room had no bottled water, and old food in the refrigerator gave off such a foul smell that it lingered for hours. There was no air freshener. It made the room feel neglected and dirty, and nobody was there to help. In response to the owner: we were never greeted or shown around. Check-in started at 3 p.m., and my husband arrived around 3:30. We had no way to know there was water in the library, or where the library was. The refrigerator smelled awful, despite the owner's claim that it didn't. Rotten food is a health hazard and a basic hospitality failure. I've seen another review mention moldy food in the shared kitchen, so this may not be isolated. I should have left the refrigerator open when we left so the smell could spread through the inn. I did use the bathtub, but needed a space heater to get the bathroom warm enough. The toilet brush was disgusting too, and I left plenty of other things out because I was trying to be nice. There was also no one available when we went for breakfast. Please read the lower reviews and pay attention to how the owner responds before booking. Hospitality isn't the business he should be in. I wish we'd checked the reviews first; we could have saved $900.

The house was whisper quiet, and we enjoyed looking at its historical artifacts. When we returned from our night out, jazz was playing on the foyer sound system downstairs. We stayed at Edgewood Manor for our anniversary and were delighted with it. The antique decor was beautiful, and the jacuzzi tub, hospitality, and breakfast made for a comfortable stay. Breakfast included sausage, made-to-order eggs, home fries, fresh fruit, toast, and fresh sticky apple cinnamon rolls made by Sydney and Regina. The coffee was freshly brewed, and we had lovely conversations with other guests in the dining room. The garden looked beautiful lit up at night, with an elegant feel that gave a glimpse of how the city's wealthiest residents once lived. I'd recommend the property for couples looking for a weekend away from everyday chaos, history fans, honeymooners, baby or bridal showers, and small weddings. Thank you, Andrew, we really appreciated it.

Regina made the inn feel especially welcoming. She was warm and attentive, and had great suggestions for the neighborhood and local attractions. Her breakfasts were a highlight, with fresh coffee, eggs or French toast cooked just right, fresh fruit, and delicious crispy bacon. Her charm suits the character of the house, and she really is the heart of the inn. We spent four wonderful days at Edgewood Manor Inn. The place is a treasure, with antiques and an impressive collection of Tiffany lamps that give it an elegant but welcoming feel. Our spacious room had a huge jacuzzi tub. On a rainy day, we spent hours relaxing in the cozy living room with complimentary coffee, tea, and other drinks. The location worked well too. It's close to Providence, and we walked to Roger Williams Park and loved its incredible zoo. This is a unique B&B, and we'd recommend it for a memorable stay.

Andy made the stay feel special, and knowing I had a comfortable place to stay while on tour meant a lot. The manor is beautiful and has a majestic, step-back-in-time feel. I'm looking forward to coming back.

The location was great, close to downtown Providence. I stayed at Edgewood Manor for a weekend getaway and loved the place. My room was very clean and beautifully decorated, with a fireplace and jacuzzi. Breakfast was fresh and served in a lovely dining room.
