My boyfriend and I moved to KC from out of state and had signed sight unseen at a nearby building. Unexpected problems with that unit came up at move-in, leaving us scrambling for somewhere else. Jason and the 46 Penn team were incredibly accommodating on short notice and helped us find a great place. We’ve been residents for a few months now, and we’re very happy with the building and its management. The amenities, community events, quiet atmosphere, safe parking, and convenient location are all things we love.

I was very satisfied with my time at 46 Penn, and only left because I got a job out of state. I moved there in 2021 from another property run by the same company. At first, I had noise problems like in my previous building, including loud music and barking dogs. Management was accommodating and let me transfer to a top-floor unit, which completely solved it. I haven’t personally had the security problems others have mentioned, and I know management has made significant improvements over the past four years. My packages were always signed for and stored securely. Maintenance requests get quick responses, and they often put on community events that many residents seem to enjoy.

I’m still unsure whether I’ll renew. I lived at 44 Washington before and found it fantastic and very safe, but I’ve never lived somewhere where the doors don’t lock securely like they do here. There have been car break-ins and thefts, problems with the third-party security service, and other incidents despite cameras and that service. For example, someone called them about a safety concern and dispatch said they didn’t serve 46Penn. This winter I saw the doors standing wide open into the garage. The doors didn’t latch properly, and the garage door was broken and open too. I reported it to staff twice. They said there was nothing to do and that it was just drafty, with no concern at all. I asked to speak to the property manager and got no response. It’s worrying that anyone could walk into the building, especially with the rent so high. They also removed the on-site concierge. My renewal offer raised rent by more than $100 even though they’d cut staff and security was still poor. The overall experience is 2/5.

I’ve been at 46 Penn for a little over a year and absolutely love it. The staff are really helpful, and the place feels safe.
