I lived at 160 Bleecker Street 10012, managed by Babad Management, from 2021 to 2025, for four years. This is my account of my own experiences and observations as a former resident. Others may have had different experiences. I am not making legal or financial claims against anyone or any entity mentioned, and I’m not trying to defame anyone. Please do your own research before making decisions based on what follows. Communication with Babad Management was consistently poor. My emails usually got delayed, brief, or no replies. They seemed to prefer phone calls. My guess is that they wanted to avoid a paper trail, though perhaps calls were simply a quicker way to resolve things. There also seemed to be little action on serious issues involving LB and Bahri. One positive: my security deposit was returned quickly after I moved out. From my first day, my neighbor in the adjacent unit, whom I’ll call LB, was confrontational. The units shared structural elements, including walls and floors. While I was setting up my office, with no TV, music, guests, or excessive movement, LB came over to explain the apartment rules and say I was disturbing them. I was confused, though the previous tenant had already told me about negative experiences with LB. Their behavior soon seemed to confirm what I’d heard. If LB considered me “disruptive,” they would bang on pipes and structural elements hard enough to shake things in my unit, ring my doorbell repeatedly, and write a letter about the rules that said “good fences make good neighbors.” LB also made false complaints to management. I got a warning notice while away on a work trip in January 2024. After I emailed management several times, their only advice was to ignore LB, as they seemed limited in what they could do. The other serious issue was with the doorman, Bahri, pronounced “Barry.” On September 14, 2023, Bahri buzzed my unit, yelled at me, and threatened to call the police over guests he claimed were “disruptive.” That was Bahri’s first and only call that night. Later, after my guests had left and were waiting outside for their rides, he followed them out, yelled at them, and threatened to ban them from the building. My guests filed a 311 harassment report. One guest tried to calm things down and asked for Bahri’s name and management’s number. Bahri gave a fake name, “Chris,” and refused to share management’s contact details. I called the police the next day, and they came to hear what happened. They advised me to work it out with management, which only told Bahri to stop threatening tenants.
