I've lived in this building since January 2025, and the claim that it's “luxury” is misleading. The noise is constant, even on higher floors: sirens, ambulances, and traffic. On nice days I still can't open the windows because the noise pollution is unbearable. If you're expecting a peaceful home, you'll be disappointed. The amenities are another letdown. Most gym machines are broken and can stay that way for weeks without any sign of repair. The rooftop has been closed for ages, with no update or timeline. You pay extra for amenities that effectively aren't there. The elevators are a persistent problem too. Of the four, two or three are almost always out of service. Long queues and repeated breakdowns can add 5-10 minutes to each commute. This has been going on for months and raises serious safety concerns. A few staff members are polite, but many residents, myself included, have experienced unprofessional and discriminatory treatment. After I posted an honest review earlier, my key fob was deliberately disabled, which restricted my access to the building. Retaliating against tenants like this is alarming and reflects badly on management. The building advertises itself as “luxury,” but I found substandard maintenance, unusable amenities, noise, and disrespectful treatment. I strongly recommend looking elsewhere. There are far better options in the city at the same price, without these ongoing problems.

The Hudson River views are magnificent. You can watch cruise ships dock at the ports and planes and helicopters flying along the river. Concierge staff are very friendly, and I loved the Rose and Rosé event. Management has also been proactive about resolving issues, with service requests handled quickly.

These little events make the place feel like a big community and right at home. I've been to more than one. The first was a pop-up coffee event where you could grab coffee with ice cream and spend time with everyone. They also gave away mini LEGO sets, which my son absolutely loved.

We arrived for our scheduled apartment tour and nobody was there. Even after we showed the confirmation email, no one knew what to do. If they can't manage to schedule a tour properly, I can't imagine living in the building.

I've lived here for four years, so I feel I have a decent perspective, and I wouldn't recommend it. The neighborhood can be noisy, but that's what comes with living near Times Square and Hell's Kitchen. The price is another problem. Management nickel and dimes you on costs, and there's much better elsewhere. I moved to the UWS and got a better building for a better price, which wasn't hard considering how bad the marc was. The laundry room is filthy. People often took my laundry out and dumped it on the floor. It's badly run, and there should be a sign-in sheet. Packages were another headache: some were lost or damaged, and I don't really know what's going on back there. Some front desk staff are terrific. Mason is the man. Unfortunately, a lot of them are rude or just don't care. The interiors are shabby, the workout machines are broken down, and the gym is in poor condition. In a 45-story building, only two elevators work most of the time, so good luck waiting in line.
