The building is nice and has potential, but the windows really need better insulation. Cold air came through when I put my hand near them, and outside noise sounded almost as if there were no window. The small heater couldn't warm the room enough, either. I stayed one night with my girlfriend. The room, bedding, shared bathroom, and toilets were clean. It could work for a night if you're young and not expecting much, but I'd avoid it if you want something a bit more upscale.

The staff are kind and do what they can, the historic building has some character, and I was pleasantly surprised by how comfortable my bed was. The rooms and shared bathrooms are kept pretty clean. Still, this place is probably best for young solo backpackers who mainly need somewhere to sleep. It's on top of a bar and next door to another one, and both have live music several nights a week. You can hear everything, like your own private rock show. They seem to quiet down around 10:30 on weekdays and 12:30 on weekends, but don't count on sleeping before then. The busy street adds passing cars, loud drunk people, and homeless people arguing with the air. You get what you pay for. It's usually at least half the price of other places nearby, so if you want more reliable peace and quiet, I'd pay extra to stay elsewhere.

The website makes the hotel and rooms look much better than they are. Housekeeping wasn't provided during my stay, and they only change the bedding between guests. It's cheap, but definitely not cheerful. The location is good and close to Oracle Park. Just don't head west toward Tenderloin and you're fine. I considered changing hotels and emailed the company I booked through to ask about the early checkout policy. The hotel didn't reply, and by then I'd found the area was much better than my first impression. Once the manager/owner finally saw the email, he let himself into my room without knocking and berated me for not talking to him. I would've talked to him if anyone had been at the desk when I went looking. I also saw him have loud arguments with a delivery guy and two other guests.

The service was great, the WiFi worked well, and the room amenities were good. I got to check in two hours early, and the ceiling fan and window helped make the room comfortable enough. It was a wonderful option for the price, which I can't even find back home. I chose the cheaper room, though the deluxe rooms look much better. Set your expectations accordingly. It's very convenient for public transit and close to the ferry building, oracle, China town, north beach, and fisherman's wharf. But it's in a busy area that's not the best part of town, there's a bar upstairs that turns up the music at night, and the place is dated and loud. There's no AC. The room is quite small, the bed was average at best, and I found six spots of blood on the comforter and pillows. Sharing a bathroom wasn't a big deal, but there was only one shower.
