The bed was really comfortable, and the room was great. It was quiet too, except for the first night when kids in the room above us stomped around all night. We told the front desk, and they got it sorted out. Even the tub mats were already there. I had a really nice stay.

The front desk guy working at 1:00 a.m. on Sept 27th was so friendly and helpful. It was a rough night, and he made getting a room easy, which helped a lot. The area is nice and the hotel is decent. On our way to the room, a guy from another room offered us a blunt. I hate that smell and wasn't happy about it, but I think the desk guy was heading over to handle it, so I'm not complaining. He deserves a raise.

12 Oaks has been a reliable choice for us. The rooms are clean, the prices are affordable, the beds are super comfortable, and the service is friendly.
10/10
The room was nicely decorated and very clean, and the motel itself feels modern. There were plenty of pillows, and the bed was comfortable. Really nice room.
10/10
The pool was open and spotless, and the rooms have been updated. The whole property is clean and surprisingly well maintained. Staff were super friendly too. The owners have done a great job, and I'd recommend it to anyone looking for good quality on a budget.
