Breakfast was varied and delicious, and the location is excellent for visiting the Registan and other sights. But we couldn't properly rest after our long overnight flight because construction was going on. The room was also very dark: both of its windows faced the wall of a neighboring building. It wasn't clean either, and we found hair from previous guests on the floor.

The mattresses were awful, like sleeping on a wooden board, and the rooms, though large, felt kind of dirty. The hotel is in a good location, but customer service was seriously lacking. They overbooked us and took no responsibility for it. It has potential, but it's terribly managed. We weighed up the pros and cons and would avoid it.

You're mainly here for the great location near Registan. The rooms are okay, and the bathroom looks quite new, but the bed is very bad. There's air conditioning, which was fine, and breakfast is traditional. Service was really poor: they didn't change the towels or sort out the room.

The room was a good size, and the location was the one real plus. Beyond that, this didn't feel like a boutique hotel. There was no water, and breakfast wasn't served on the terrace as advertised. We had to ask for both room cleaning and toilet paper. The staff were often asleep or on their phones at reception, then jumped up whenever they saw us, which felt uncomfortable. They did our laundry, but everything came back absolutely wet. They'd be better off presenting this as a guest house.
