Our room was on the third floor, and there’s no elevator. You can’t even keep your shoes on in the lobby, which was a huge hassle. The older woman at the front desk was mean and spoke loudly when we checked in. It was 98F and sunny in Hoi An, but the AC hadn’t been turned on before we arrived. Taking out the door key card cuts the electricity, so every time we went exploring and came back, the room was HOT. My cousin booked a nearby homestay for half the price and got way better service. I’d recommend waiting until you arrive before booking, since there are lots of homestays for half the price with better service. The “hot” water was actually cool, so don’t count on a hot shower. We came from the USA and are used to hot showers, but ended up with a hot room and a cool shower at night.

We had a difficult start because there was a misunderstanding about getting in late at night. Once we got in touch, the owner made a real effort to put things right and make sure I was comfortable. She even woke up late at night to open the door for me, and I really appreciated that. Her care and responsiveness made a big difference during the rest of my stay. There was a communication lapse at first, but she clearly cared about looking after guests. I’m grateful she tried to turn things around.

From the inside, the hotel is very clean, including the bathroom, and the bed is soft. The front of the building may not look convincing, but you should try staying and see for yourself. The owner is an older woman who treats guests like her own children, and the service is very good. My friends and I were really impressed. It’s close to the old town, just a two-minute walk to the market, so finding food is easy. Everything is convenient.

I initially thought we’d been given a different room because there are balcony rooms on both sides of the building. Even though I pushed her about it, the owner treated me like a relative’s child the whole time. In the end, I liked the room at the back even more than the front one. It was quieter and gave me more of a feel for local life. (Photos attached.) The building is one of the newest in Hoi An old-town, the location is extremely convenient, and the room was spotless when we came back even after being away for just one day. She also lends bicycles for free. Riding along the riverside in the morning when hardly anyone was around is a memory I treasure. She can arrange an airport taxi for less than Grab. I used Grab because I didn’t have cash and had my travel card set up in the app, but it cost more than the taxi fare she offered. If you have time, have a look at the things she sells. There isn’t much variety, but clothes other vendors sell for 200,000 VND go for only 50,000-100,000 VND here. Try setting aside the thought of “Why would she ask a guest to look at her items?” and just check the prices. It felt like a win-win to me. I don’t think even good bargaining with vendors in Hoi An would have got me a dress for 50,000vnd. I’m not sure which unfriendly staff the other reviews mean, or what the complaints about being charged separately for bicycle rentals refer to. I mostly dealt with the lady owner during my stay. Maybe guests expecting the standards of large corporate hotels outside the Old Town, or people inconvenienced by flooding, have brought the rating down. I think ratings should take natural disasters into account. Could the low score also be because the hotel doesn’t offer perks for five-star reviews, like fake review promotions? It was honestly a fine place for me.

The room was clean and spacious, and Mommy kang was very accommodating. It’s very affordable here in hoi an. There’s a hot and cold shower, a blower, refrigerator, and cabinets. Drinks are also in the room, but you have to pay for them at checkout.
