Our ground-floor one-bedroom suite was a good size for a couple, clean, and in good condition. It had a queen bed, full kitchen with fridge, stove, microwave and counter space, plus one closet for coats and shoes and a larger one in the bedroom. There was also a nice desk for writing or computing, and the wireless worked well on our laptop. From the bedroom, a patio door opened onto a shared paved area with shrubs, a plastic outdoor table, and two chairs. The location downtown is wonderful, near the parliament building and handy for coastal walks along the boardwalks and trails.

We regret being stuck here, though there are few places in Victoria that allow pets. There was even a physical fight outside our room tonight, banging against the walls, and we felt very unsafe. Do whatever you can to avoid this place. The only saving grace was that it was clean when we arrived. There's no breakfast, it isn't a hotel, and it wasn't cleaned again during our stay. The rooms are very, very small, with old, tired furniture. The bathroom looks untouched since the 1970's. Gloss paint on the metal bath and tiles, if that's meant to be an update, is now peeling. There's no extractor fan, so showers fill the whole 'suite' with condensation. The tiny window is head-height on the walkway to the other rooms, so anyone can look in when it's open. The 'kitchen' has about 2 feet of worktop and a single sink, both seemingly from the 1970's. There's a cooker but no extractor fan, so the smell of cooking lingers everywhere. Shut the bedroom door or your bed and clothes will stink. The walls between 'suites' are so thin I can hear EVERY SINGLE WORD from the rooms beside us. People smoke on the balconies even though they're not supposed to, and smoke drifts in because the windows don't shut properly. Internet is painfully slow and intermittent at best. Forget downloading or watching Netflix. Heating is a joke: a clunky fan heater in the lounge blows mildly warmer air, while a 1 foot wide electric bar heater in the bedroom has to stay on 24 hours a day. We end up heating the rest of the place by turning on the oven. The noise from other people's antiquated heaters makes it hard to sleep even with ear plugs, and they still wake you when they switch on and off.

Admiral I'm really went all the way on customer service. They were very accommodating with early check-in, all our bags fit in one closet, and the beds were comfy. The continental breakfast was well above the usual.

Staying here for 2 nights was a sensible choice. With the superb location, we could spend the day exploring nearby attractions without feeling rushed to find somewhere to stay at day's end. Highly recommend.

The included breakfast was great, and the room was clean with a very comfortable bed. I'd have liked a firmer pillow, but I'd stay here again.
