We booked a long stay in July 2025 after seeing the photos and description on booking.com. The listing promised a fully equipped kitchen with a fridge, oven, microwave, toaster and kitchenware, plus free WiFi, a washing machine, dining table, sofa and TV. Instead, we were given an attic room with a leaking roof. There was one double bed and one single bed side by side, but only one single duvet. The heater in the sleeping area had come away from the wall and was propped up by a wooden unit. Its power cable at the back was joined with electrical tape. I've got photos. There was no toaster or cooking equipment, including pans. The oven was filthy, unusable, and missing its inside shelves. The microwave was rusty and dirty too. I have more photos of the condition of the place. After contacting the property manager several times to ask for a solution, we were told, “Stop moaning. You've booked the cheapest in Leeds. What did you expect? The Hilton?” This was for a stay costing over 2000.00 GBP. We left after two days and complained to booking. They contacted the manager, who then said we hadn't arrived for the booking. It's still advertised on booking.com and other sites. It should be removed.

I wouldn't feel safe staying here. The room and bathroom were shockingly dirty when I checked in, even though they charge a cleaning fee. There were blood marks on the wall, hairs in the sink, and a bad smell everywhere. The kettle was in a shocking state too. The Booking.com listing looks nothing like the reality. I've contacted the owner and Booking.com to see what happens. Don't waste your time or money here. See the photos below.

The outside still looks neglected. I only noticed this place because Google Maps listed it as a hotel while I was checking bus times. I'm amazed it's described as a hotel. Around here it's always been known as little more than a doss hole, with all kinds of antisocial characters coming and going. The website photos look amazing, so don't be fooled by them if you don't live nearby.

54 and 56 Raynville Road have been used to house what I'd call undesirable people during lockdown, while the owners cashed in. There are mainly drug users and alcoholics there, causing antisocial behaviour in the area, and rubbish gets left outside the owners' property across the road. The property was also recently used by two escorts to conduct their business.
