We came back for a second visit and found a lot had improved since last time. The staff were genuinely helpful, and the stay was memorable. Our family suite had a great view of the sunset over the horizon. The swimming pool was decent, with a maximum depth of around 5 feet. There was also a gym, carrom and a TT table. Breakfast came with a wide spread, and they accommodated customizations.

We ended up paying nearly 5,000 INR a night under pressure, even though the app showed the room allowed two guests at the same rate. I’d booked two rooms for two nights through MakeMyTrip, and each room category listed a maximum of two people. I’d accidentally selected one person per room, but the displayed price was the same for one or two guests. At the front desk, they demanded another 1,500 INR per room, per night for the second person. We weren’t asking for an extra bed or breakfast, so the amount felt unreasonable. Staff said the extra charge automatically included breakfast because of “management policy.” We hadn’t requested breakfast; we wanted an explanation for such a large fee without a meaningful extra service. When we asked for the manager, they refused to speak with us and told staff there was “nothing to discuss” because it was a rule. There was no explanation, communication or accountability. We were left with a choice between paying or canceling without a refund. That felt like pressure, not customer service. Staff also said their salary would be deducted if they didn’t enforce the rule. Bringing their pay into a conversation with guests was very unprofessional and pointed to poor management. Parking wasn’t proper either. We had to leave the car outside overnight, exposed in the open. The room didn’t feel worth the price: there were hangers, but no iron or ironing facility, refrigerator or hair dryer. Those are basic amenities at this rate, and nothing about the room justified what we paid. For me, the issue was fairness, transparency and professionalism, not the money itself. The hotel seemed more focused on extra charges than hospitality. I wouldn’t recommend it to anyone expecting reasonable policies or proper service.

We found plenty of restaurants nearby if you want more places to eat, and the location itself was quiet, away from too much noise. Parking got a little tight at peak times. We stayed three nights with family and had a great experience for the price. The rooms were very clean and spacious, with nice beds, and the staff were quick and polite. Breakfast was a good buffet with fresh fruit, South Indian food and continental options. Highly recommend for families.

The staff were among the friendliest people I’ve met while traveling. I had good conversations with several of them, and they were always happy to share advice and travel tips. I’ll be coming back to Udupi more often for personal reasons, and I’ll make sure to stay at the tea tree suits each time. The hotel is modern and clean, and the rooms are cleaned at least once a day. It sits in a central spot that’s still calm and quiet. Breakfast was amazing: typical Indian dishes like Idli, omelettes cooked fresh by a chef on request, juices, lots of fruit, Musli, toast, pancakes, coffee and tea. The staff were very, very friendly.

We ended up paying 21,000 Rs for two nights. I’ve stayed in tons of hotels in India, and this was hands-down the worst management nightmare I’ve had. The place is old, the staff were terrible, and our room had no fridge or hair dryer. The blankets were super thin, the amenities basic, the bedsheets dirty, and the balcony covered in bird poop. The view was of an abandoned building. At best, this deserves a 2-star rating. We booked two double rooms for four people, for two nights without breakfast, at 15,000 Rs. It was already pretty expensive, but every other hotel was full. There was a booking mix-up: it seems we’d mistakenly booked for just one person per room, even though a room normally fits two. They charged an extra 1,500 Rs per person, saying that included breakfast. But that meant breakfast only for the two people paying the extra fee, while the other two got nothing. We asked to pay only an extra occupancy fee and skip breakfast, but they refused, so we had to pay the full 1,500 Rs anyway. We asked to speak with the manager, but they didn’t come out or help sort it out, hiding behind “hotel policy.” The staff didn’t seem to care either.
