There are plenty of restaurants nearby, and the guest house is about five minutes from both a bus stop and the tram station. I'd recommend taking the tram to Central station rather than the bus. We spent three days in Florence, and the place worked perfectly for us. After staying in a Rome room with no air conditioning, this felt like an upgrade. Our host Simone kindly let us check in later in the day. We had a spacious, comfortable queen bedroom, room 0, with a shared bathroom. Towels and shower gel were provided. Guests can use the common refrigerator, where there are water bottles, and there's also a mini fridge in the room, which we didn't use. A coffee machine is in the hallway.

It was a good fit for an inexpensive room, and when our fridge stopped working, the friendly owner fixed it. They also cleaned during the day and let us check in early, which was handy for dropping off our luggage. The location is about a 10-minute walk from the city centre and the train station FSN. It's easy to reach by bus 12 from the other train station.

The bathroom was dirty, and the hot water wasn't consistent. There was no heating either. I slept under three blankets and was still freezing. I booked three nights but checked out after one and lost the money. Staff(Simone) was no help. He said he couldn't do anything and couldn't keep the heating on all day because of gas prices. I messaged staff(Simone) again and again and got no reply. On the phone, he also said he couldn't do anything. I attached photos and our communication with Simone as proof. Whatever the owner says in response won't be evidence-based. Terrible rooms. Save your money and stay somewhere closer to the city centre, where you can get much better accommodation for less. **AVOID AT ALL COST**. This was the WORST HOTEL I've ever stayed in.

The room was quite large and very clean, though it wasn't very soundproof. The location was great, with transport and the centre not too far away.

It's close to Florence's beautiful city centre, and the owner was very friendly. We had a large, clean room with its own shower facilities. We could leave our suitcases in the lobby after checking out, which was no problem. Totally worth the price.
