Our trouble started at check-in. Nobody was physically at the hotel, and the online process depended on a booking service that didn't work for us. We never got the link, and the phone number we were given didn't answer. We emailed the manager and waited two hours for a reply. By then, my husband and I had already found another hotel. Being left without a place to stay in an unfamiliar city was frightening and stressful. The next day, after we moved into the alternative accommodation, we found a room that was far below what we'd expect to pay for: the bedding was shockingly dirty, and the furniture was worn out. The owner refused to give any refund, and charged 7 euros in tourist tax instead of the legally required 6. That made us feel even less trust toward the place and added to the impression of Rome as a tourist trap. My husband has already mentioned some of the problems, but I wanted to describe how anxious and frustrated the experience left us. I hope others can avoid the same disappointment and will be careful choosing where to stay. Since I posted this review, the owner has been emailing me threats. I've attached a screenshot.

We couldn't check in because the online system never sent us the link, and nobody was physically at the hotel. The phone number provided didn't answer. It took us two hours to get a response from the manager by email, by which time we'd found somewhere else to stay. The owner relies on booking services that can fail, but won't take responsibility when they do. When we moved into the other accommodation the following day, the room was mediocre, with dirty bedding and visibly worn furniture. The owner also refused a refund. We were charged 7 euros in tourist tax instead of the legally required 6, the sort of thing that gives a renowned city like Rome a tourist trap reputation. After I posted this review, the owner started sending me threats by email. I've attached a screenshot. About the owner's reply here: they say they tried emailing instructions. I never received them, even in my spam folder, because the booking system malfunctioned. But it wasn't the booking service that took my money for services I never received. And I didn't arrive only at 22:00. That's when I finally found their email. I'd been trying to call them for a long time before that.
The room itself was nice, but it was missing all sorts of basics, like soap, a bin, a bidet seat, and even a bottle of water. They should pay more attention to the little details, because those matter.
There were just a couple of things I wish I'd known: the capsule coffee maker requires you to bring your own capsules, and the bathroom is off the hallway rather than inside the room. Otherwise, the place was clean and warm, and I recommend it wholeheartedly. The beds were comfortable, and the bathroom was large. The kitchen had a gas cooktop, microwave, and coffee maker. We also liked being near the Vatican, a metro station, and a bus stop, with a 24-hour Carrefour only five minutes away. Entry was available around the clock through the app, with no extra fee.
The staff were very helpful and did their best to fit our needs. The location is great for visiting the Vatican and nearby areas. Check-in at 4:00 PM felt a bit late, while check-out at 10:30 AM was a little early.
