We found the area safe and had no problems, though the streets right nearby can feel quiet and a little secluded late at night compared with busier tourist areas. That quiet was good for sleeping. The room and bathroom were spotless and clearly well cared for, and the hosts gave clear check-in and check-out instructions. We could do both without meeting anyone, and they replied when we contacted them on Booking. The location is a big plus, especially for airport travel. Piazzale Roma, Venice's main transport hub for airport buses, taxis, and cars, is a five-minute walk away. We got from the airport express bus to the accommodation in minutes, despite having four suitcases, two large and two small. The main sights are also within easy walking distance. We stayed as a couple for three days and two nights. This is basic, functional accommodation with no breakfast, really a clean place to sleep while exploring. The shower area is compact. Getting to the rooms means hauling bags up a fairly steep staircase, which was tough with all our luggage. It may be fine if you're travelling light, but worth considering with heavy bags or mobility concerns. The main problem for us was the summer room temperature. The room is well insulated, the A/C was blowing warm air, and facing neighboring buildings meant little natural airflow. We were sweating at night and had trouble sleeping. We told the hosts, who responded and offered a fan, but we were out most of the time and couldn't arrange for them to inspect the unit during our stay. There were also quite a few mosquitoes, despite the plug-in repellent. If the air conditioning issue is sorted, warm-weather stays would be much more comfortable.

Clean, quiet, and cosy for me, with great value for money. The linen was good quality and comfortable. It’s just five minutes from Piazzale Roma. There’s drinking water at the end of the street, along with a great restaurant, cafe, and gelato place on the way to the vaporetto, buses, and T1 tram.

The owners are kind and chatty, and the hotel sits on a side street, so it's calm and close to Autorimessa Communale. Our double room was surprisingly large for a three-star hotel and Italian standards. It's the only double room on the ground floor, next to the breakfast area. The backyard is really nicely furnished and can also be used for breakfast. Breakfast was sufficient, with coffee, tea, or juice, plus dark and white bread to toast, jam, honey, and Nutella. At night we had to shut the windows because the seagulls were so loud. Luckily, the air conditioning was easy to use. The one small drawback was my side of the bed, which sagged a bit. I could feel the slatted frame and woke up with back pain each morning, though it was bearable, especially with what Venice offers in return. If you're arriving by car and want to see more than Rialto bridge and St. Marcus square, I'd really recommend a venice city pass. Choose a designated parking place at Autorimessa communale and get unlimited access to the water busses. Piazzale Roma, also a water bus station, is just four minutes from the hotel, so you have more flexibility and only pay once.

The garden area was lovely for relaxing, and the location was good. The staff were really nice. Our air con broke during the night in July, so we barely slept. The owner was so kind and felt bad that we hadn't woken him to let him know.

The price is good for Venice and the location is pretty convenient. The owners were very friendly, and the room was nice. Breakfast was just so-so.
