When I asked for a room that matched the booking.com photos, the manager became hostile and angry. I mentioned leaving a bad rating if it wasn't changed, and he replied, 'Are you threatening me? This is my town. You have no idea what I can do!' Then, in a threatening tone, he told me not to come by the front desk the next day. As a result, we couldn't get the breakfast that had also been advertised. The room had looked nothing like the photos, and I have pictures to verify that. In thirty years of travel, I've never encountered this level of hostility. A friend who has run travel tours in Italy for twenty years and another who works with Venice's tourism department both agreed the room bore little resemblance to what was advertised.

The rooms are big and very clean, with mosaic floors, and the bathroom was clean too. The staff were welcoming and friendly, and the service was excellent. The location is lovely, right in the middle of Venice, surrounded by Gondola and the Santi Marco Centre.

Chip, the cutest dog in Venice, was a special part of our stay. The staff were very polite and helped with our questions, plus they suggested things to do. We were there for two days and had a good experience. The location made it easy to walk everywhere, and breakfast was quite complete for 10 euros. We'd definitely recommend it and come back :)

The receptionist took about half an hour on my first morning to go through the sights and talk over the plans I had. We kept chatting about what I was doing each day, which made the stay feel personal. I visited in late January, during the off-season, and found the service exceptionally friendly. I loved the experience. Thank you :)

They gave us a map with good places to find around Venice, and the hosts were excellent. Such a cute hotel, one of the nicest I've stayed in for a long time. I'd happily come back. 10/10!
