The rooms are comfortable, very nice, and have what you need, including cooking and laundry facilities. You do have to use the stairs. There's a smoking area on the top floor, which is a thoughtful touch. It's a bit of a walk from the station, but that's manageable. The accommodation is in a residential area, so there are more shops and places to eat near the station, and not many nightclubs around. If you're on a lower floor, you might want to stay near the convenience store at the intersection. This works well if you don't mind the walk, aren't going out at night, or have a car.

We stayed in room 405, and there was plenty of indoor space for our family of four. The place is on the fourth floor, with no elevator, and the stairs aren't very wide, so carrying luggage takes some care. It's about an 8-10 minute walk from Matsudo Station. There is a large supermarket nearby, and the station connects to the arte department store. Matsudo Station has plenty of everyday amenities. Ueno is about 20 minutes away by train, which is probably why the room rates are a bit cheaper.

Our stay in room 201 with my family was average. We had elderly people with us, and with no elevator the place wasn't very accommodating for them. The station is some distance away, and parts of the room, including the facilities and decorations, were old and damaged.
