On our second stay at Ajitshon Apartments, we picked a more comfortable option with an even better coastline view. The house sits on a hill, so walking up can be a workout, but you don't have to do it: there's a good road on the other side, and even tuk-tuks can reach the gate, such as from Cargills with groceries. Walking down to the beach takes no more than five minutes. The bedrooms are spacious, with AC, desks, hangers, huge beds, and a shower in each. The European plugs fit snugly into the outlets, which was a nice detail. There's a shared lounge with sofas and a large terrace for yoga or hanging out, even partying with geckos until morning 😄. Monkeys sometimes visit, and there's an incredible variety of birds. The hosts are very welcoming and friendly, and their English is excellent, better than ours 😁. This is definitely one of the best places we've stayed on the island. Thank you for the hospitality!

The guest house is a little secluded and can be hard to locate, so we'd recommend asking the host to arrange a transfer. Once there, a staircase takes you straight down to the beach, about a 5-10 minute walk away. The service was great, and every request was taken care of. It feels tucked away in the jungle, with beautiful views of the beaches and sea. We spent a lot of time on the terrace watching birds, geckos, peacocks, and monkeys. The rooms were clean, though a bit humid because of the location; the air conditioning made that less of an issue. The kitchen has the basics for cooking, but we mostly used it to reheat leftovers from local restaurants.

We felt completely at ease here, and this villa was a big part of what became our best vacation ever. We stayed 16 days in October 2025 with children aged 5 and 7. The stairs were manageable even for them, though finding the villa by tuk-tuk can be difficult. It helps to ask the owner to arrange an airport transfer, since the road isn't on Google Maps. It's a peaceful, secluded spot with nature and lovely views, surprisingly right in central Unawatuna, and there weren't extra people around. The host was very friendly and quick to respond to requests. Everything we needed worked well, including the washing machine and AC. Cleaning was arranged four times at no extra charge, with fresh linens, mopped floors, and more. The internet wasn't good for work, but that's common in Sri Lanka, and I wasn't planning to work anyway. We stayed with children, and the kitchenware was fine for our needs. I saw someone complain it was in poor condition, but I didn't need an iron on a Sri Lankan vacation, and a frying pan was enough to heat roti from a local shop.

From the terrace, we had beautiful views of the ocean and tropical forest, and we regularly spotted monitor lizards. There was a table, chair, and soft bench for relaxing outside. We stayed upstairs in the left-hand house in November 2025 and were very happy with the visit. The place was clean and tidy. They cleaned the villa, changed sheets and towels, and took out the trash. The kitchen was well supplied, with a stove, toaster, blender, fridge, and plenty of dishes and pans. We were able to fry our own fish easily. Both rooms had AC and hot water. The hostess was welcoming and helped with our questions and requests, including extra adapters, towels, transfers, and car rental. The climb up from Unawatuna's main street is steep, but getting down to the sea, shops, and cafes takes only five minutes. The views make that a small tradeoff.

The bedrooms are tiny, with barely enough space to squeeze between the bed and wall, and the bed linen needs changing. The common area and kitchen are gorgeous, as is the view, but the stairs are steep and the climb is really difficult.
