The location is decent. Since the hotel isn't right on a main road, traffic noise wasn't a problem, and it was still easy to get to different places. Staff were mostly average, friendly enough and able to answer questions, though the dining room staff were the exception. They always looked moody, especially the women, who seemed unwelcoming and reluctant to work. Cleanliness was the biggest problem. Hallways and elevators were neglected, with debris on the floor that looked like it hadn't been swept in weeks. Tables and mirrors had thick dust on them. The towels were very dirty, once white but now gray from long use, and smelled musty as if they hadn't dried properly. There were mold stains in bathroom corners, and even the dining room food containers had visible dust. It showed a complete lack of care. 5/10. I wouldn't stay here again or recommend it to anyone visiting Yangon.

Not worth the price, and the stay wasn't pleasant. The room smelled bad, and the pillowcase was dirty.

The hotel itself is fine, but beware if you book through Agoda. I've booked twice, and both times the reservation was wrong. The hotel won't reserve the room you booked and may give it to someone else, leaving you at the mercy of the manager. The room you receive might not be the one you reserved.

I don't know about the rooms, but the buffet for 12 k kyats was amazingly good.

I've stayed here twice, and both times found the rooms clean and decent for a budget-friendly price. Breakfasts were good, and they kindly let me check in early after a long bus ride. The location is convenient. Special thanks to Mr. Yan at reception, a very helpful young man who speaks excellent English.
