The location works really well for me, but I wouldn't want to stay here again on my next trip to Manilla. I've stayed in lots of apartments around S E Asia over the years and never seen one with SO MANY RULES and regulations. The signs say not to do this or that, specify what clothes to wear, and warn of fines or even suspension from the building. The attached pictures show it all.

We found tiny cockroaches during our stay, which was disappointing for a building that presents itself to such a high standard. The property is beautiful and well located, but our experience felt uncomfortable and unwelcoming. Rules about noise are extremely strict, and ordinary conversation or time with friends can apparently lead to a complaint and fine. It doesn't feel guest-friendly if you're there to socialize. The atmosphere also feels classist and hierarchical. Some residents seem cold and judgmental toward guests, avoiding elevators or treating us like intruders. After reading other reviews, this doesn't seem to be an isolated experience. If you only need a quiet place to sleep, it may suit you. But if you want warmth, inclusivity, or to be treated normally as a paying guest, it may not be for you. Luxury without humanity isn't hospitality.

This is a private residence where people live, work, and raise families, not a hotel or vacation property. Many of us are full-time residents and pay substantial association dues to maintain the building and amenities, so it's frustrating when short-term guests don't show the same respect. Residents have been dealing with noise, overcrowding, and misuse of shared facilities as Airbnb and short-term rentals increase. Some guests also get upset about security procedures, even though those rules exist to protect residents and keep order. Large groups can make common areas crowded and uncomfortable, and the security staff are just doing their jobs by enforcing the rules. The pool area is often under maintenance too. Increased use and occasional damage from some short-term guests mean more repairs, which affects residents who use the facilities regularly. I've noticed guests returning late from bars and clubs with intoxicated visitors. It can be disruptive and makes the building feel like short-term lodging or a party venue. Residents are asking for a little respect for the community, its rules, and the people who call it home.

Our stay has been fantastic so far. We booked through Airbnb, and although the online reviews are mixed, we've had no trouble with security or the lobby. Nobody has questioned or hassled us at the entrance, and the staff have been warm and friendly. We enjoyed the pool and gym, and a front desk staff member helped us pick a great breakfast spot. There were no cockroaches in our unit. Since bugs are part of travelling in some parts of the world, I suspect that complaint may come from people who don't travel often. We'd return.
