The location is fantastic, quiet but close to Makati’s main nightlife area. Unfortunately, I had serious concerns about Room #403, where I checked in on 23/11/2025. I told reception bugs were getting in through an incorrectly installed window. I checked another room and found its windows were also installed incorrectly. The bathroom floor stayed wet because the shower water didn’t drain properly. Its runoff angle was irregular, so water pooled and got under the tiles. Even though the building was new, mildew and mould were already present, making the room potentially harmful for guests. I asked to move, but staff said they were fully booked until the next day. I then asked them to reserve another room for our second night, but nothing happened. After I complained again on the third night about the bathroom mildew and mould caused by inadequate waterproofing, they finally moved me to Room #406, several days later. They should have taken unsafe Room #403 out of use as soon as I reported the problems. It felt like they cared more about filling rooms. At checkout, a staff member showed me a photo of the maintenance person’s supposed fix for #403, but nothing had changed and the mould was still there. I explained that getting rid of it wasn’t a quick repair: the affected tiles would need to be removed, the floor cleaned and properly shaped toward the drain, then waterproofed and retiled so water flows to the drain.

Room 205 was quiet and had a blackout curtain. The TV and Wi-Fi worked well, and the daily rates were decent. The hotel provides drinking water, and customer service was good. I enjoyed my stay. The AC is my one issue. I set it to the coldest setting, 17c, but the room still felt about 26c and never got very cold. My friends in Room 204 didn’t seem to have that problem.

Room 307 was clean and spacious, and the sheets and towels were clean too. It wasn’t soundproof, though, and I could hear music from other rooms. Service was good, but I felt a bit uneasy about them taking photos of my valid ID. I’m concerned about privacy leaks, especially since it’s a government ID. It’s easy to book a motortaxi or car from this location.

For my first visit to Manila, this was everything I could’ve hoped for, especially for the price. The area felt safe, with plenty of cafes and restaurants close by. My room was clean, the shower was great, and the receptionists were friendly. The bed was just how I like it, firm and not an old spring mattress. They also have free drinking water at reception.

I booked it for a quick rest, and the compact room was just my style. It was clean, the staff were nice, and there are places to eat and drink nearby. The street can be noisy even at 12mn, with cars and motorcycles going by on Poblacion’s busy street. Still, it’s become my new favorite place. I’ll definitely come back and recommend it to friends.
