I especially liked the rooftop garden and pool, where you can relax and take in the city view. The common areas are comfortable and nicely designed for sitting or working. It’s a modern, clean, well-maintained condominium in a convenient location, with good security and a peaceful feel. A very nice place to stay in Bangkok.

Leaving the apartment and coming back means going through four locked checkpoints every time: the compound gate, building entrance, elevator lobby door, then another scan inside the elevator. Even a quick trip to 7-Eleven takes eight badge scans round trip. It’s exhausting and so over the top that it makes you not want to go out, knowing the whole obstacle course is waiting when you return. The staff make it worse. They act like prison guards who don’t want to be bothered, with no warmth or willingness to help. The blank stares and attitude make you feel like your presence is an inconvenience. Other reviews describe the same thing, so this clearly isn’t a one-off. If you want to live somewhere that actively discourages you from wanting to be there, this is the place.

Our flat at Lumpini Suite Bangkok, booked through Airbnb, was clean, comfortable, and well furnished, with everything we needed. It’s also conveniently located for local attractions and amenities. The main drawback was having to use the service lift as Airbnb guests. Sometimes we waited 6-7 minutes or longer for an elevator. Even so, we had a great stay and would recommend Lumpini Suite for its quality and comfort.

The apartment itself was average, neither terrible nor particularly good. We sometimes saw cockroaches, and the elevators were often slow and unreliable, making even a simple delivery pickup inconvenient. The staff member in charge of the pool was also overly strict and would point out minor issues unnecessarily. The worst part was an upsetting incident I witnessed while going downstairs to collect a food delivery. A security guard hit a cat with a stick, striking it aggressively rather than just trying to scare it away. I reported it to the apartment owner, who said this was considered normal because cats sometimes take or eat delivered food. I understand the need to manage that, but it doesn’t excuse treating an animal cruelly. The experience left a very negative impression.

I stayed at Lumpini Suite for a little over a month in a beautiful apartment on a high floor. The apartment was gorgeous and the view breathtaking, but the place is very strict. You go through two card security checks to enter the building, then a face scan for the elevator. Maybe that’s necessary, but it felt like a bit much, though it wasn’t a big issue for me. The bigger issue was the no-smoking rule, even on the balcony. I wouldn’t smoke inside, but I didn’t like being unable to smoke outdoors there. The elevators are a joke: there are three, but only two work properly, and even three might not be enough for the number of people, so there can be waits. In my opinion, the gym is also a joke. It’s very small, has little equipment, feels packed, and some machines were broken. There weren’t many strength-training options, though there were five or six ways to run. The pool is decent, but using anything in that area requires another card and a 100 baht payment. Maybe it’s just the process for making the card, but it seemed unnecessary since you already have a keycard. You get the feeling everyone is watching and waiting for you to make a mistake. Maybe that’s because of the Airbnb situation or past misbehavior, I don’t know, but it caught me off guard and left a sour taste. With a better gym, more functioning elevators, and the "sabai sabai" way of life I love, this could be an amazing place. Maybe some people have gone too far and everyone else has to deal with the consequences. If you don’t smoke and want an affordable apartment in a decent area close to soy11, this could work, but please stay at least a month. Day trippers are ruining everything in BKK at the moment.
