The room and location were good, but watch for extra charges. I ordered food listed at 150 baht and was charged 200-plus because they said it was a new menu. The owner also told me guest laundry was included for free, then asked for a 500 baht service fee to do it. That completely spoiled my stay. If you book a room inside, be very careful when ordering anything.

Since management changed, the service and quality have dropped a lot. The new staff don't speak English, don't clean properly, and are generally rude. Drinks I never ordered appeared on my bill, and checkout was awful. At 11.30 AM the receptionist was still in bed, and I even had trouble getting a receipt stamped. I hope the new management takes this seriously and improves the service at this nicely located boutique hotel.

You could pay four times as much and still not get a room like this. The owners are great, the service is friendly, and the food is top notch. Breakfast is one of the best around. There's a nice bar, and the pool and quiet area are only five minutes from the main bars and restaurant area. A perfect place to stay in Pattaya.

My full review is on my YouTube channel, Watch Maty. The hotel is nice, the staff are helpful, and the room was clean and worth what I paid. It's a 10-minute walk to the beach and 15 minutes on foot to Central Festival Pattaya. Best of all, it's so quiet at night, a great option for getting some rest without noise.

I booked two nights for my stay in Thailand and let them know well ahead of time that I’d be late for check-in. But when I arrived around 9 pm, the hotel was closed and I couldn't get in. They told me it was closed when I called. It was really hard to find another hotel.
