We were in room 4, and it was a bad experience. The location is okay, near a bus stop with easy access, but I wouldn’t recommend staying here. The place felt run down: an old bathroom with a spotted mirror and no toilet brush, an old TV with no OTT or screen sharing, and a small old table and chair with no mirror. The single door wardrobe had no mirror either. There was a kettle and cup but no cutlery in the room, and no oven or kitchen area to heat food. The fridge was old and noisy. The owner controlled the heating, with no room controls. There was no charging point near the bed, one bed light was broken, and the yellow light was so bright it could give you a headache. You have to get utensils from outside the room. I got the impression the owner was just after the money and wasn’t providing the services needed. I don’t think this guest house should exist in this century. There was one double bed and two single beds, all very old and not very good.

We stayed in the three-person room, which was clean, comfortable, and reasonably priced. Kadum communicated very well and was happy to help with any issues or questions. The guest house is right by a bus stop, or about a £10 Uber ride from central Edinburgh. I’d stay again.

The bus stop is literally across the road, so getting into the city was easy. The rooms were really clean and compact in a comfortable way, without feeling cramped. The shower was very adjustable, although it took a short while to heat up and switch on or off after pressing the button. There were just three plug sockets, all around the desk.

The guest house has a homely feel, and the breakfast was delicious. Kadum, who runs the place, was understanding and helpful when we needed to check in late. He left our key somewhere safe for us. Our room was clean and spacious, the bathroom neat, and towels were provided. There are tea and coffee facilities and a small TV. The shower wasn’t as powerful as I’m used to, though it’ll be fine for most people. Street parking is possible, but finding a space may be difficult. It’s well located, with Arthur’s seat quite close by. I’d recommend it.

We walked a lot during our trip, and it was really easy and pleasant. Portobello beach was around 20 minutes away on foot, Arthur's seat about 25-30 minutes, and the city centre 30 minutes. The room was clean and just right for us. A nice place to rest and sleep, with an okay breakfast.
