I’ve lived here since the building opened three years ago, and LPF has been a big part of making Duluth feel like home for my fiancé and me. We moved here from Texas on a whim during the pandemic and unexpectedly built a life here. The location is insanely convenient, the parking garage has kept my 14-year-old car rust-free since we moved north, and our dog meets friends every day in this very pet-friendly building. The potty area is always clean too. If you rent here or stay at the hotel for a night or two, you won’t regret it. Some of the bad reviews come from a situation a couple of years ago, when the owners decided during COVID to turn the second floor into a hotel to keep the building cost-efficient. Many of us were at risk of being displaced. I lived on the second floor and was never treated as anything but a human with needs. We moved units and moved on. The local news stations went berserk, and most of the reviews are spam. Meeting hotel guests is one of the highlights of living here. They’re always kind, love meeting our dog in the elevator lobby, and I’ve never felt unsafe in the building. The whole team does their jobs and more, and does it so well. We’ve had an amazing experience at LPF over the last three years and don’t plan to leave anytime soon. I’ll keep renting with P&R as long as we’re in the area. The property managers have always been transparent, open, and understanding with questions or concerns. Every long-term resident we’ve met has had good things to say about LPF. Dean, the maintenance supervisor, and the whole maintenance team are some of the kindest people I’ve met. They’re fast and efficient too. Our mini-split was slowly dying in winter, but they brought us a heater until HVAC could come the next day. We ended up with a brand-new mini-split that works like heaven. They deep-clean the garage regularly, especially after winter, and the cleaning staff are amazing. We love seeing the same smiling face almost every morning.

My wife and I have been happy with our choice to move from our condo into Lincoln Park Flats, where we’ve lived for almost three years, since it first opened. We toured while the building was still under construction. We wondered if converting the second floor into a Boutique Hotel might affect our living situation, but it hasn’t inconvenienced us. Our one-bedroom-plus apartment suits our needs well. The kitchen layout is good, the counters are high quality, and the provided appliances all work well. The utilities are good too and do what they’re supposed to without problems. The staff have been friendly, helpful, and well informed from the start, and they maintain the building and grounds to a high standard. We worried about noise, but the construction quality, double walls between units, rear windows, and sliding glass door at the back keep it from becoming bothersome. We rarely hear other residents, and when we do, it’s very faint. The inside heated garage is convenient, well lit, and has security cameras like the rest of the building. The building feels very secure, with key fob access at the exterior doors, elevator, inside stairwell to the third and fourth floors, and individual units. We used to go to Anytime Fitness regularly while living in our condo, so finding a gym and exercise room here was a special treat. We use it often, and it’s clean, safe, and convenient. For me, this is a five-star rental, and we expect to live here for many years.

We’re very happy with the apartment, including the nice appliances and storage room. The building and parking garage feel secure, and it’s a plus to have access to the fitness area, large gathering area, and outdoor patio with a grill. Elyse, the property manager, was great to work with and made moving in easy and convenient.

I love living at Lincoln Park Flats. The apartment is just the right size for us, and the southern exposure suits my plants as much as it suits me. The kitchen is laid out nicely and has plenty of cabinet space. The building is quiet, and we don’t have trouble with strangers on our floor.

Parking was already a headache, and it sounds like it could get worse with the business moving into P&Rs lot across the street. The complex itself was fine, but I had a lot of encounters with homeless people being let in, so it didn't feel very secure. Maintenance also took more than a week on things that were essential for daily life, while new tenants faced increased rents. My biggest issue was the leasing agents: I trusted what they promised in writing, then caught them lying and watched them try to brush it off until I showed my evidence. I tried to deal with them in a friendly way, but their greed became clear. This feels like a money hungry company that doesn't care about its tenants.
