It's an older place, but very nice, with spacious, clean, comfortable rooms. The owners are kind and accommodating, and the price is very affordable. If you need a room in the Texhoma lake country, I recommend this motel. I enjoy staying here.

The parking lot was the cleanest thing there. The room stank, and the toilet had old pee stains, so it clearly hadn't been cleaned. The floor hadn't been swept or mopped. I couldn't bring myself to look in the shower; from what I could see, I might have run away. At $85.00, do yourself a favor and drive a few miles, or take your chances sleeping in your car.

Don't stay here. We've used this place for our work route since 2009, but the rooms are really dirty now, with mold in the bathrooms and bugs under beds and in corners. We have service dogs, and the owners refuse to allow them because of dog hair, even though ours are short-haired. This goes against ADA rules, but they don't care. They've lost us as loyal customers.

The room was clean and the bed was okay, but I couldn't sleep well because I was cold. There was only a light summer-weight coverlet, and although the heater was set to 75, the room never got anywhere near that temperature. It had a small fridge and microwave, but no coffee maker or similar amenities.

The rooms are fairly clean, but we don't get the service we ask for. Desk staff are somewhat nice, depending on the time of day, and there's never anyone there. When we call for service, they say they don't have any vacancy. They don't want to help at all. I'll never go back.
