The best part is the location, within walking distance of everything you'd need. But plenty of hotels are walkable too. This beautiful old house has charm and history, yet it wasn't worth what we paid. For two cramped rooms, a tiny bathroom, and that hazardous nook they call a bed, I'd have paid $200 more for the Hilton. I wouldn't stay there again. It should only be an AirBNB if rented as a whole house, rather than by the room. The house is too old for this kind of rental, and maybe it should just be a historical tourist attraction instead. Save your money for a hotel or a more upgraded AirBNB. We paid $1245 for two rooms shared by four adults. The listing made it sound like renters would have the whole house, but it runs like a hotel, with rooms for rent and shared common areas. It advertised three beds, but the third “bed” is a small area behind a bookcase, built over the bathroom and reached by a very, very steep ladder. That's dangerous and shouldn't be listed as a sleeping area. The bathroom was so cramped you could barely turn around, and all four of us shared it. Parking was a nightmare. We had to park down the street and walk back. There were no trash cans except a small one in the bathroom, so there was literally nowhere to throw away our trash. They dropped the ball.

The house was so clean, both the shared spaces and our rooms, and the spacious backyard was beautiful. We especially enjoyed the hot tub. The location was perfect too, within walking distance of every touristy spot we wanted to see. I had a great 5 night stay here with two friends and can't recommend it enough. Can't wait to come back!

Liz was easy to coordinate with and quick to respond, and I’ve already recommended The Mansion to friends looking for space for a big group. We had 20+ of us, mostly over 60, gathering for a reunion, and the whole house worked perfectly. We cooked, laughed, and even had someone in our group lead a cooking class one day. The kitchen had what we needed, though I brought a second coffee maker since we drink a lot of coffee. It’s an old house in a quaint neighborhood outside the Quarter, so don’t come expecting everything to be shiny and new. What you get is that NOLA atmosphere, with neighborhood restaurants an easy walk away and the Quarter about 15 minutes on foot. We walked around both during the day and at night and had no problems, though safety is always something to keep in mind.

The only real issue was that our room’s shower never got hot, so I took one by the hot tub instead. That shower did have hot water, thankfully, and it’s why I gave four stars instead of five. The Mansion on Royal St is beautiful, with lovely craftsmanship, and it’s within walking distance of everything we needed. Our room, the shared areas, and the courtyard were all clean and well cared for. The bathroom looked recently refinished but kept its original tub, which I loved. You can hear other guests walking and talking, so it can be a little noisy, but that didn’t bother me much. I’d stay here again next time I’m in New Orleans.

The mansion’s an old, charming place with some nice surprises and a few challenges, and I’m looking forward to seeing it fully updated and restored. For Mardi Gras, we were glad we chose it over the Marriott downtown. The balconies are great, and the location is really handy. French Market, the French quarter, Bourbon St, and lots of restaurants are all walkable, and the neighborhood is easy to get around. Buses and the tram are nearby too, and pretty cheap.
