My partner and I lived at The Republic for two years and absolutely loved it. Our corner unit had two bedrooms and two bathrooms, plenty of space, great light, and a gorgeous city view. The location is fantastic, just a few blocks from Rittenhouse Square, with a gym, grocery store, parks, and everything else we wanted only minutes away on foot. Rent was competitive compared with other “luxury” apartments nearby. We paid about as much for our two-bedroom as a friend paid for a much smaller one-bedroom at 2116 Chestnut, with fairly comparable amenities. The basement gym and common area were convenient, and we could reserve a conference room or kitchen whenever we liked. We used those spaces now and then for hosting friends and study sessions. There’s a front desk person every day to help with packages and other questions. Sciencia worked most weekdays and was extremely kind and professional, always a joy to talk to and very helpful. Packages were logged as soon as they arrived, we were notified, and we never had a delivery issue. A couple elevators were often out of service, which could slow down getting in and out. Hot water was a little unreliable for a few weeks at one point, but it was fixed and hasn’t been a problem since. Management responds quickly and works diligently on issues. I highly recommend The Republic for anyone looking to live around Rittenhouse Square.
I’ve never left a bad review before, but our experience pushed me to. The flooring was cheap composite that shifted around, and the tile and tub had been painted over to look nicer. They had to be refinished.
I’ve been renting here for about a month and have been pleased so far. Moving in during the pandemic was simple, even though I’d never seen the place in person. Carly with leasing has been very helpful, and the front door staff are friendly too. They secure deliveries and text quickly when a package arrives. Maintenance has also been helpful with a few issues that were already in my apartment when I moved in. Most were fixed within a few days. The building isn’t for someone looking for spectacular amenities. The gym is small and limited, though there are computers and free printing in the downstairs common area. There’s no pool, but the rent doesn’t price it like there is one. A daily parking lot right next door is handy for moving. My move-in and first month have been positive, and I’d recommend looking here if you want to move to the area without spending an absurd amount. I’m satisfied so far. If I have updates later, I’ll add them.
Since management changed, living at the Republic has been a very bad experience. I haven’t had consistent hot water since August. They’ve been trying and failing to fix it this whole time, so I’ve had to shower in cold water, which has become more painful as the weather gets colder. The management is unresponsive and won’t offer any rent discount. My utility bill is very high because I have to spend so long in the shower, and communication from the company is abysmal. I’m very glad to be moving out in two weeks. I’ve never taken the time to review anything before. I usually think things are adequate or fixable with a small change in routine, but this isn’t one of those cases. Please don’t live here. Management companies that neglect residents, don’t respond, and make things worse shouldn’t get our money.
The location is unbeatable, and after about a year living here I still think it’s a nice place overall, even with the building’s issues. The staff are a real highlight. Sciencia and Skyler are excellent concierges who help build a sense of community, and I feel much safer knowing they’re here supporting the building.
