The room 1 plumbing gave us an occasional cold surprise: the toilet or shower splashed water every half hour or so, perhaps when someone upstairs flushed. It’s an old building, so I didn’t take off a star, but I wouldn’t linger on your phone there. 😂 Still, Don made the stay wonderful. The water cooler, free sun protection, breakfast, and honor-system drinks fridge with 50-cent beverages took some stress out of traveling on a budget. The street is quiet, yet Commercial Street is a three-minute walk and the ferry is under ten minutes away. There’s discounted bike rental next door and a brewery across the road. One tip: book your ferry after reserving your stay, since the confirmation email gets you a discount. I did it in the opposite order and missed out. I picked this place at random because it was affordable, convenient, and let me book two nights. Now it’s the B&B or hotel I’ll compare every future stay to.

We’ve been here twice and plan to return for years. Don is a wonderful host, full of tips and suggestions for enjoying the area, and the rooms are cozy and comfortable. On our first visit we had a private bathroom; on the latest one we were upstairs with a shared bathroom. Guests were considerate about the bathroom and common areas. Breakfast is a good continental spread, and there’s a shared patio too. We couldn’t recommend this place more.

The cottage has its own outdoor sitting area, where we enjoyed breakfast, and original art throughout. Don was gracious, helpful, and answered all our questions. We spent two nights in this quiet, clean, private spot behind the John Randall House B&B. It’s centrally located, so getting around Provincetown on foot was easy. The Provincetown Brewery is nearby, and Commercial Street’s restaurants, galleries, and shops are an easy walk away. We really enjoyed our stay and can’t wait to come back.

Don, the proprietor, was very helpful and made sure we had a good stay. The John Randall House was quiet and comfortable, and convenient for getting around PTown. I stayed there in September, and the bike rental next door was handy for going to the beach.

Room #8 had an ocean view, and parking was free, which was a huge plus for us. It’s a real old-school Ptown inn and a great base for exploring. The location can’t be beat. I’d recommend it and stay again.
