Hotel Zetta San Francisco

We visited in Dec '25, and I completely loved the place. I recommend Hotel Zetta 100/100. I was traveling with my husband and my 3 yr old daughter, and the suite had enough room for us. We slept very comfortably and never felt insecure. The aesthetic is great, and it’s easy to walk everywhere, from chinatown to union square.

We had a pleasant 4 night stay at the end of August. The room was clean and bright, and the relaxed atmosphere suited us. The kids especially liked the game area. Free coffee in reception in the morning was welcome, though breakfast items cost extra. There are plenty of places for breakfast and dinner within an easy walk. The location is great. You do see some homeless people nearby, as you do around downtown hotels and in many large cities. Coffee-making facilities in the rooms would be a good addition. We’d stay again.

We had everything we needed, and there were lots of food and drink options within walking distance. The hotel is right by Powell station, which made transit really easy. Staff were extremely kind and attentive, and the rooms and shared spaces were very clean. Even with laminate floors in the rooms, it was remarkably quiet. We couldn’t hear the hallway or neighboring rooms.

I had a paid, confirmed reservation at Hotel Zetta, but when I arrived they said, without explaining why, that they couldn’t honor it. I was moved to Hotel Zeppelin without my consent. Room 637 there was filthy, with visible dust all over the surfaces, and the air conditioning made a constant, unbearable noise. I have photos of the dust buildup, and the room clearly hadn’t been cleaned or maintained properly. The next morning we told the front desk we wouldn’t stay in those conditions. They agreed, said I was checked out, and promised a refund. Orbitz eventually refunded two nights, but then my credit card was charged again for those same nights, which I never stayed. It feels dishonest, not like a simple clerical error, and I’ve had to dispute the charge with my card company. I don’t usually write reviews, but this was so frustrating and badly handled that I feel I should warn others. In short, my reservation at Zetta wasn’t honored, I was transferred without consent, the replacement room was dirty and noisy, and I was charged for nights I didn’t stay. I’ve stayed in many hotels and never seen this level of disorganization and disregard for guests. Until Hotel Zetta and its management address these problems, I strongly recommend staying elsewhere.
