We left without checking in and the hotel refused to refund us. We’d called twice during our long drive to SLO to confirm our arrival after 10pm, and both times staff said that was okay, but we’d need to call on arrival to wake someone for check-in. If we’d known we’d be waking someone, we wouldn’t have booked here. When we arrived, we called and were told someone would be in the lobby in a few minutes. After 14 minutes, we called again and got the same answer. The lobby stayed dark and unattended. Across the street, several intoxicated people from the ExtraMile convenience store were stumbling along the sidewalk. One came toward us, so my child and I got back in the car for safety while waiting for the clerk. The man wandered through the hotel parking lot, caressed cars, circled ours, peed on the hotel entryway, then came back and hovered by our child's window. We drove away to find another place to stay. When a booking.com agent contacted the hotel about a refund, the clerk said someone had been in the lobby within 5 minutes of our first call. That isn’t true. The hotel can’t control its neighbors, but after waiting so long at night, especially after confirming our arrival twice, I think a refund was reasonable. If you can arrive before the lobby closes at 10pm, this may be fine. If you might get there later, be ready for a long wait and consider staying in your car for safety.

The bed was comfortable, and the location was handy, fairly quiet despite being close to downtown. Service was polite but slow. The room was tiny, worn, and had the smallest TV I’ve seen in a while, with no good channels. There was a strange smell I couldn’t identify. When I pulled back the covers, I saw something that looked like a bug. I got my magnifying glass from the car and decided it wasn’t a bug, though I still couldn’t tell what it was. Either way, I didn’t want it in the bed. The sheets and pillows were stiff with starch. Breakfast was coffee and a granola bar. The coffee was pretty good, the bar wasn’t. It was cheap, but there are reasons for that. Next time I’ll spend a little more for comfort somewhere else.

Convenient to have a coffee maker, fridge, and microwave right in the room. This small lodge/motel is at the south end of the San Luis Obispo business district, within easy walking distance of downtown pubs, shops, and places to eat. The rooms were updated a few years back and are still well maintained. Prices were great compared with other places, with no added fees and free parking. Check in before 5.

There are a few comfort issues: a musty smell in the room, no bathroom fan, a stiff, cold blanket, and AC that can get loud at night. I bought a blanket at Target, which was no big deal. The front desk could be warmer, and arriving after 10 meant calling and waiting outside, feeling awkward about waking someone. The late checkout fee seemed unusually steep, so I made sure to leave on time. Still, Avenue Inn is a solid budget choice close to downtown SLO. The location is hard to beat, with coffee shops, eateries, and the downtown core all walkable. My second-floor room was quiet enough to work in during the day and sleep at night, even next to a highway exit. It was clean, the bed was comfortable enough, and the fridge and microwave were handy. You can get two of cheaper, closer to downtown, and better rated, but not all three. That says a lot about the place.
