A basic, modest place, but clean, with a quiet alley that made for peaceful sleep. It's only about three minutes from the walking street and a 7/11. Fresh towels and bottled water are available if you ask, and although managers aren't always there, you can reach them through social media or messengers. A decent budget choice if you don't need much.

The rooms were fine, the air conditioning and TV worked, and the alley location was easy enough to find. We arrived late, but the administrator had left keys and clear instructions. The stay could have been good value for the price, though the place could use more thorough cleaning. We didn't see the administrator again during our four nights after paying him the next morning, and check-out turned into a very unpleasant mess. While we waited on the entrance couch to order our Grab, he came out and accused us of not paying. He doesn't speak English, which made it hard to explain. We kept saying we'd paid, but he continued with a judgmental attitude, saying we should have left passport copies and that he alone handled check-ins. At the time we paid, he hadn't asked for our passports or given us a receipt. He checked our reservation and took the payment. We asked him to check the security cameras. He did so reluctantly, still insisting we hadn't paid while reviewing the footage. It eventually showed that we had paid and that he had checked us in himself. He apologized in the end, but only after being very rude, and the whole thing left us frustrated and angry. Other guests have described similar experiences with the same administrator in previous reviews. We suspect it may be a tactic to take advantage of rushed guests or people less willing to push back. Ask for a receipt and record the payment process.

At checkout, the owner said we still owed money, even though we'd already paid. He doesn't speak English, so I had to explain several times. He kept insisting he hadn't received payment, saying he was the only one handling check-ins and would have asked for our passports for registration. He looked at us judgmentally as he repeated this. I told him to check the security cameras, and they showed that he had taken our payment himself and hadn't asked for our passports. It was a very uncomfortable experience. Afterward, I read other reviews we'd missed when booking that described the same problem. It seems like a way of tricking guests into paying twice. The accommodation itself was very good, but I wouldn't return because the owner is dishonest and makes you feel bad when he's the one trying to scam you. Lesson learned: always get a receipt and formal registration, and record everything as proof. We trusted him and didn't ask for anything this time, and this happened.

I've loved staying here over time because the owner is so thoughtful and has helped me out many times. When I was late for a bus or got stuck in Saigon, he always made sure I could rest and have a great stay. The hotel is consistently fresh and spotlessly clean, the beds are amazing, and the service is outstanding. Five stars ⭐️

The manager is excellent, and the rooms are as clean as they come. There's free Netflix, too. Even though it's on a quiet backstreet, everything is still close by. This has to be one of the best places I've stayed in HCMC.
