The neighbourhood felt safe and calm, with less traffic, and gave us a little glimpse of local Roman life. I liked having a gelato place, fresh fruit seller, pharmacy, supermarket, and lots of cafés just steps away. The metro is about a 10-minute walk, with several convenient bus stops nearby. At San Pietro Rooms 84, our room was simple but had everything we needed, and the bed was quite comfortable. The stay felt peaceful and comfortable. Our host was quick to respond and accommodating, almost like having a personal concierge to help us find our way around the city.

If customer service and communication matter to you, avoid this property. They took my money and offered a voucher after my trip was cancelled because of the Middle East conflict, then ignored my messages for over five weeks. When they finally replied, they said it was now “too late” to honour the voucher because the booking date was too close. I spent weeks trying to sort it out politely and privately. All I got was silence, excuses, and no integrity. Disgraceful service and a horrible experience from start to finish.

We stayed in room number 3 and had a great view over the city street and the basilica. It’s a very well placed spot if you want to be somewhere safe and within walking distance of the main sights across Rome and the Vatican. The rooms are cleaned daily and kept in very good condition. The owner was an absolute legend and left us a pastry gift too, thank you! Welcome to Rome, this is the place to stay.

The location was superb and easy to get to, and the apartment was clean and nice. Our host was incredibly friendly, with great local suggestions for food and getting around. Our stay exceeded expectations. Thank you!

We were a family of four, two adults and two kids aged 8 and 6, hoping to enjoy our first Christmas in Rome. I’d booked a nonrefundable triple room for December 24-26. Before the flight, my husband sent the host photos of our passports. After we landed, he replied that he wouldn’t let us into the room because there were four of us instead of three. He said children over 5 counted as adults. My husband called and offered to stay with a friend while I stayed in the room with the kids. We said we’d arrive the next day. We’d already paid in full for two nights and believed we had the right to choose when to check in. The host initially agreed, but soon said he’d cancel the room. At midnight on the first night of the booking, he cancelled it without telling us. We thought he might be trying to list it again and make extra money on top of what we’d paid. In a WhatsApp message to my husband, he said we’d broken the booking terms and that if we showed up, he would call the state police to escort us off the property because we wouldn’t be registered guests. We’d already paid for both nights. We complained to booking.com. Two days later, I left San Pietro rooms a one-star review on Booking.com. The host then messaged my husband on WhatsApp, said we were wrong and needed to accept all the blame, and threatened legal action unless we removed the review. He kept contacting us even after the reservation ended. I felt it was harassment, vengefulness, and relentlessness, and that he had no reason or right to keep reaching out. I had to call booking.com and ask them to tell him to stop contacting former guests, and to remind him this was extremely inappropriate and against any common-sense policy. I’m sharing our correspondence so people can see for themselves what a crazy experience we had, and think again before booking, to spare themselves and their family the same horrible treatment.
