From 5am each morning, loud running drains outside our window kept us awake. Staff were seldom at reception or even around the building, and booking invoices with people's personal details were left out on the desk and computer screen. We ended up putting up with the room because we were only there to sleep, but I wouldn't want anyone else to have this experience. The hotel and room felt dated and in poor condition. Some areas hadn't been cleaned, there was a damp smell and stains on the room and bedding, and the lighting was poor, with light coming only from a shabby courtyard. The damp, windowless bathroom had no fan, and the sink was in the bedroom. The room reminded me of poor-quality student housing. It cost more than another, better place we stayed in CDMX, so it felt like poor value. We didn't enjoy our stay at all.

The service was friendly and good. I stayed in a first-floor room facing the street, and it was extremely loud. I could hear the front gate opening, people talking in the lobby, and pedestrians passing right outside the window. The plumbing made loud, random noises too, and could wake you. If you're a light sleeper, I'd look elsewhere for a higher-floor room, though I'm not sure that would solve it.

The staff were great, really friendly and dependable, and the location in the middle of Condesa made it easy to reach lots of tourist spots. My brother and I barely spent time in our room, so this place suited us as somewhere to sleep and freshen up. It was clean and usable, but if the room itself matters a lot to you, you may be less happy than we were. Ventilation and plumbing could be improved. It's an older building converted to its current use, which might be a plus or a minus depending on your point of view and where you're from. For the price, it was a great value in CDMX.

We booked the balcony room and loved having our own spot to enjoy the lovely weather. I'd definitely recommend it. The hotel is in a great part of Condesa, though the street-facing room could be a little noisy at night or in the morning. Earplugs took care of it for us.
