We arrived on New Year's Eve with an Airbnb reservation, and the host told us the place was occupied. He offered a much smaller, dirtier room instead, with cockroaches and windows that wouldn't shut. We had to ask for towels, toilet paper, and soap. With nowhere else we could find, we left our bags there, but couldn't sleep. I've used Airbnb for years and this was a horrifying experience. The host said he'd refund us, but never accepted the refund request I sent through Airbnb.

The noise is the one real downside: there's a popular karaoke bar in the same building, and weekends could be rough for light sleepers. I let it lull me to sleep. A second deadbolt would also make the room feel more secure, though there's already a locked gate and a lock on the room door. Otherwise, I love this place. It's a fraction of the price of Hotel Ticuan or the Marriot, and the value is incredible. The room has what you need, including extra blankets and pillows, two towels, a fridge, microwave, and fan, all working well. The bed's comfy, and the hot water and pressure are great. You're right by the action in this modernized part of TJ, with about six brew pubs within a block, plenty of TJ food and restaurants in walking distance, and real coffee shops with homemade pastries around the corner.

The facility was great, but I couldn't sleep through the concert next door, even with earplugs. It went on until 6:30 a m. Unless you're planning to binge drink late into the night, I wouldn't recommend staying here.

There are microwaves and refrigerators in the rooms, but no televisions. Nightclubs all around the hotel make it impossible to sleep.
