Even though we eventually got a room change after management was contacted, we still had to spend the first night in a double room. There was no extra mattress, just one extra pillow and blanket, which wasn't enough for three people. I'd booked and fully paid for a triple-sharing room three months ahead, only to be told on arrival that it wasn't available. It took almost an hour to sort out, since there was no proper reception and housekeeping staff handling communication couldn't make decisions. Their English was poor, so I had to get a Thai-speaking friend to contact management. This lack of professionalism, front desk service and clear communication seriously affected our stay. It's unacceptable when the booking was made so far in advance.

It's a shame, because the rooms were kept very well and ours was clean and spacious. But we were put on the fifth floor with no lift or help with our bags. My partner and I had two 20 kg suitcases and two 7 kg bags, and carrying them up the narrow, steep stairs was a real effort. They should either have someone help guests on the upper floors or tell them about the stairs before arrival so they can prepare. There was also a sewer smell right at the entrance, with cockroaches coming out. I can't give the hotel more than 3 stars.

The walls are so thin that noise carries across several floors. Rooms by the staircase are especially bad, since everyone has to use it and you can get woken up throughout the night. This place stinks. The toilets are cleaned every day, but the smell comes back straight after.

Self check-in was easy, the people were very nice, and they let us leave our bags until evening. The location was pretty good too, though Bolt and Grab don't stop right outside, so there's always a short walk around the corner. Good value overall. The basic room had what we needed, including AC, a private bathroom and a small fridge. It was mostly clean, but a little old, with a somewhat broken sink and a shower that wasn't quite right. Still, we liked it.

We were allowed to leave our luggage after checkout, which helped, but we got conflicting information about the time. Online chat said until 6 pm, while someone in person said around 4:30 pm, so we had to adjust our plans. We also paid 200 baht for watermelon stains on the bedsheet, which felt harsh since watermelon usually washes out easily. There were two mugs but no kettle or hot water, and the two small water bottles weren't refilled. The listing said rooms would be cleaned every two days, but in our four-night stay, nobody cleaned or took out trash or topped up toilet paper. By the end the bin was overflowing, and we used plastic bags ourselves. The hotel is tucked into small alleys where taxis can't drive, so you'll need to walk a bit. There are attractions like the Grand Palace and Wat Arum within walking distance, and a 7-Eleven around the corner. After about 7 or 8 pm, nearby food choices were limited, though we found a few shops still open. Staff didn't speak English, which made things tricky, but Google Translate helped. Our fourth-floor room meant carrying everything up stairs, no elevator, which was okay for us but could be tough with heavy bags or knee problems. Inside, it looked nice and recently renovated. The room was a good size and mostly clean, though there were some strange hairs on the duvets that we removed. The air conditioning worked perfectly, and it was generally quiet. Now and then we heard cats fighting at night or odd construction-like sounds in the morning, but it didn't bother us much. The balcony was tiny, but handy for a smoker or some fresh air. Self-check-in was smooth. We asked for another blanket because we can't sleep under one together. We didn't get another duvet, but they gave us a bedsheet to use as a blanket, and we appreciated that. This has never been a problem for us before in Thailand.
