The water was boiling hot when I tried to shower and wash dishes in a $2,000 apartment. That's diabolical. If you're looking to live downtown or close to it, I'd look at other places. They use the word “luxury” very loosely and should drop it altogether.
After I transferred to another unit in the complex, management added charges from my former unit without my consent, refused rent, and threatened eviction. I'm disputing it through legal channels now. The former office staff have since been replaced, as of Nov 7 2025. I'm also a military veteran who lived here through the SSFV program with BrightPoint. Look elsewhere. The name says Luxury, but I guess that depends on what you consider luxury. To me, it doesn't mean mean-spirited people.
Stay away from this place. The manager is horrible. From what I've seen, she curses at residents and picks who can get emergency rental assistance from the state, helping people she likes and putting others at risk of eviction. It seems cruel and unfair. They also walk into apartments without warning, claiming there's an emergency when there isn't one. I heard as many as five apartments in the east or north are condemned because of mold and water damage.
I've lived here for three years, and it has gotten worse every year. Since the complex was sold two years ago, the staff have changed twice. Community events have stopped, and the pool has been closed all season and is turning green from neglect. Meanwhile, residents are still charged for use and upkeep. The laundry rooms are a joke, and rent keeps going up. This place is going downhill fast.
I wouldn't give Three Rivers by Barsala (Barsala, acquired by Landing, operates apartments within Three Rivers for rent, catering to remote workers and short-term travelers looking for something other than a hotel) even one star. The property was nothing like the way it was shown on the Barsala website. They won't refund the money, only offer credit toward a future stay. After arriving and seeing the place, why would anyone trust them enough to book again? I'm shocked the owner's response was that they weren't sure who Barsala (Landing) was, even though they operate within the complex.
