For a couple of days in the city, this is a great fit for the price. The room was tidy and large enough, and the city isn't far away. My main concern is the lack of a lift, which could be a problem if you're on the 4th floor with a big bag. Otherwise, the room is just right for what you pay.

We liked looking out at the backyard and opening the big windows to let in fresh air. The room was quite big, new, clean, and modern in design.

The last straw was how noisy the other tenants were, banging around and slamming doors until 2am on both mornings. It seemed like some people lived there long term, and as a woman travelling alone, I felt a bit on edge. My room had an odd smell when I arrived; the host said it was probably because it had just been cleaned. I was also really upset that the room didn't match the advertised photos. I'd expected a balcony, Velux windows, and lots of natural light, but got a lower ground floor room with a large black shutter outside the window, leaving it with no natural light. The curtains were broken and held up with string. The bathroom was wheelchair accessible, which was fine, but after a shower the whole room would be like a swimming pool. The TV didn't work properly, so I contacted the host. They said they only had channels 300-400, which is fine, but how would anyone know without asking? It also kept cutting in and out. This was meant to be my fourth stay with Numa, usually my first choice for a city break, and I'm sad it was so disappointing. I was holidaying in Munich from Berlin and enjoying it enough to extend my trip. My original Numa was full, so I booked these extra two nights here. The location looked farther from the center in the preview photos, and I knew that, but it was actually further than I expected, with a 15 minute walk to the nearest train line. That didn't bother me much because it's a nice area to walk through. I like Numa as a business and will stay with them again, but never at this location. I just wish I'd gone home.

The neighborhood is very noisy. People in the facility next to numa scream both day and night, and the air quality was poor in the room and coworking space. Communication with customer service was difficult: they scheduled cleaning when it suited them, didn't keep to the agreed dates, and acted entitled and very unprofessionally. The staff's behavior felt tricky throughout the stay. There was no elevator or reception in the building, despite their claim to be a 4 star hotel, and everything had to be handled on WhatsApp. The room description didn't match what was there. For example, there was no king size bed, and the kitchenette had no olive oil, salt, or pepper. There was also a sign saying you risk a 2500 € fine if cooking sets off the smoke alarm. Definitely not recommended. It wasn't worth the money, time, energy, or effort it took to communicate with them. Be aware and choose somewhere else.

For a longer stay in Munich, even for months or years, this is the place if you want comfortable, clean, fully furnished rooms. Prices vary depending on the room size you want. They start at € 650,- per month for a 20 m² room, which has a bed, small kitchen, and bathroom with a shower. Basement storage is included, and parking is available on request. There's also a spacious lobby on the first floor where you can welcome family and friends. All in all, a fine place to stay and live.
